Selling a house in this environment can be difficult. The last thing a seller wants is to get into contract with a buyer that will not close, or even worse, cannot close. That takes the property off the market, and in a declining market that can be costly. Also, after the fact there's no way of knowing whether the one person that would have bought the property missed it because it was pending at the time they were looking....
